Zenith Design + Build was founded in January 2018 by owner Nicholas Donlin to provide homeowners with a new, better approach to remodeling. Since its founding, Zenith has helped homeowners across the Des Moines metropolitan area with their remodeling projects, while providing the best designs and customer experience.

We decided to remodel the first floor of our townhouse last spring and decided to go with Zenith. They put together a plan for us and then got to work. Jarrett and his team did an excellent job executing the plan. Ty built us beautiful cabinets. Their communication was great and they were there when they said they would be. Any of our concerns were always immediately addressed and taken care of. We are very grateful for all the hard work each of the people did for us. We would definitely recommend!

The answer is yes, if we had to do it all over again -- we would use Zenith Design + Build again. Our project has been wrapped up for a little over 45 days -- I delayed my review because I wanted to rationally internalize the entire scope of our project along with my level of satisfaction. I was expecting a high level of quality and craftsmanship, and the team did not let me down. Mark and Simmone kicked off the design and scope of the remodel and built the foundation for our transformation. Simmone happily worked through all of our design tweaks and steered us to a plan that met our requirements. Jarrett was superb as our on-site superintendent was responsive in working though challenges as they surfaced. The attention to detail and craftsmanship of Tyler and Vic brought everything together with the finish carpentry and exceeded my expectations. If you are considering a remodel project and looking for exceptional team to partner for your project, you owe it to yourself to give the Zenith team serious consideration -- you wont be disappointed.

Ben was absolutely great to meet with, providing us with tons of useful information and really listening closely to our ideas. We interviewed several design companies to lift the back dormer of our home to add an office and en suite bathroom. We immediately knew Zenith was the company we trusted to bring our vision to life while respecting the bones of our 100 year old Craftsman. From the very beginning when Olivia showed us the initial plans and Matt presented us the budget, to Jarrett being almost daily onsite visits, we were in the best hands. We have done major projects ourselves and know how hard it is to balance contractors, costs and timelines, but there wasn’t a day we didn’t have someone here moving the timeline forward. Our project was finished on time and within the budget presented to us. Olivia was able to blend our styles and truly listened to us. She created and curated spaces that are traditional enough to honor our home’s style, but making it beautiful and modern - plus repurposed a space to give us a walk in closet. She was so patient when going through the choices and never forced us to settle, she instead found other options. Jarrett was the best supervisor. He was able to keep the contractors on time and verified the work was perfect. He treated us like we were family and treated our project like it was his own - relieving us of a great deal of stress. We would choose Zenith again in a heart beat and could not recommend them more.

This spring we had Zenith add a 14x18 four season sunroom along with a maintenance-free deck and we could not be happier with the final product. Olivia did a wonderful job working with us to design all the elements we wanted. It was amazing to see the 3D images she produced so we knew exactly what the final build would look. Mark who was the project manager was the one involved in ordering all the necessary product, scheduling deliveries, and making sure everything ran smoothly from start to finish. The speed at which this project was done with shocking. Only about 6 and 1/2 weeks.Jarrett, who was the on-site supervisor was amazing. He was on the job site every day and was continually looking at the quality of work to make sure it met our expectations and Zeniths. His continuous communication always kept us in the loop regarding the construction timetable and the products that would be drop shipped at the home. He was also involved in continually looking for areas that didnt look quite right so corrective action could be taken. Buddy was in charge of quality control to make sure everything was done to Zenith standards. He made frequent visits and was always looking to make sure everything was as we wanted. We were really surprised how much attention Zenith paid to quality control. Ive never seen a company so dedicated to this. Brian and Briar did a majority of the framing and window installation. I was shocked how meticulous they were. Everything lined up perfectly to our existing home and screws, rather than nails were used in many areas to lock everything together. Zenith has done an excellent job vetting their contractors. All had great people skills and were masters of their trade. You could tell they knew what they were doing and did so with complete confidence. The final result of our project proved that! There was not one aspect of our project that we had reservations about or questioned the quality of their work. I would absolutely recommend this contractor without any hesitation. We’ve done two projects with Zenith. A partial basement finish/office in 2020 and now a kitchen remodel/addition in 2025. Our supervisor Jon was great to work with and always in constant contact during the project and issues were addressed timely. The team of Jon, Mark, Vic, Buddy and owner Nicholas were great to work with from start to finish! If we do another project will use Zenith again!

Zenith was a pleasure to work with. We met with Ben who talked us through all the options for building an addition on our home. Unfortunately we just couldn’t make the numbers work for investing in that particular property. If it had made more sense we would have signed on with Zenith to do our addition. One thing that really struck me as a big selling point for their process is they purchase materials very early on in the project to ensure there is no supply chain disruption or sudden price shocks. Materials are stored in their warehouse. A smart efficient business practice that showed me they were a responsible and reliable company to work with.

We had one ask of Zenith on this project - make it look like the garage was part of the original house design - and they delivered! We are so happy with how our detached garage turned out. It’s a relatively simple build but it was so important for the design to match. Everyone around us has commented on how great it looks and how it looks like it’s always been part of the property. We appreciated the professionalism and level of communication throughout the project, keeping us updated on milestones, next steps, and disruptions along the way.

Everyone was so great. I was impressed from the start with Zenith. With Jess, when she first sat with us and helped us with the beginning features/reality. Julietta provided beautiful designs and listened to our tastes. Jon kept in touch and stopped by every so now and again checking in on the progress and answered any oddball question we had. We now have such a lovely porch where I can listen to the cicadas/other bugs and not get attacked by them! Thank you all so much.

We recently completed a four month long, whole house renovation with Zenith D+B and we are beyond happy with how things turned out! Our designer, Lauren Hasselbusch, was thoughtful and did such an amazing job helping us research and select the right finishes. Five stars go out to Mike Johnston, our superintendent, who always had a smile and a solution to keeping things moving forward. Our project craftspeople and all the trades that helped were professional and provided the attention to detail we were hoping for. The true Dream Team of the project were the carpenters who did such an amazing job: Brian VanDenTop, Briar Knapp and Tyler Fritz (thanks for our awesome pet door!!!:) All construction projects have their challenges, but Zenith did an incredible job of keeping ours on schedule andwithin budget. I highly recommend Zenith for any size project-if they cost a little more-trust me...theyre worth it. They care and it shows in everything they do.

When my wife and I decided to remodel our first floor, encompassing our kitchen, dining room, and living room, we were inundated with choices. It was a daunting task, to say the least. Thats when we stumbled upon Zenith, and from the very first interaction, we knew we were in good hands. Zeniths professionalism was evident from the get-go. Our project manager, Amy, took the time to sit down with us, listen to our ideas, and understand our vision for the space. What truly set them apart was their commitment to transparency and communication. Every step of the process, from design conception to final delivery, was meticulously laid out and thoroughly explained. We never felt in the dark or pressured to compromise on our vision. They set a construction timeline, and not only did they finish on time, the project was completed two weeks ahead of schedule. The team at Zenith not only met our expectations but exceeded them in every way possible. After following Zenith on socials since 2020, we were thrilled to get to work with them for our primary suite renovation. They turned what was a janky half bath en suite into a gorgeous retreat with two vanities and a double shower. Amy (designer) immediately understood our vision and desire to honor the spirit and style of our 1940 home. She found finishes that were *chefs kiss* perfect. Could not have loved her more. Our project was managed by Tyler, and we appreciated his high standards for work product. He and Buddy did us a major solid when our water heater--something we decided not to replace during the project--broke, and they came to the house Labor Day weekend with a replacement. Matt was nothing but patient and creative as we worked through pricing options and found ways for us to save some money. Avian and Briar did quality carpentry. Cory was the first Zenith employee to the house and very clearly explained the process. Special shout out to Niles The Tile Guy who wins the best subcontractor award--incredibly precise and skilled work. Just wow. I should also mention that this project was made possible with support from Invest DSM. Zenith was knowledgeable about their process and made it easy to coordinate payments with reimbursements.

My wife and I are super happy with the kitchen remodel we just completed with Zenith! Everybody there is super easy to work with and made the entire process as smooth as possible. Our designer tailored our new kitchen to our space, included our suggestions, presented options that fit our style, helped walk us through all the decisions, and (importantly) kept it all within our budget. Once the project got started, Jon, Vic, and Jarrett all made sure things stayed on track. They did a great job communicating, answering our questions, responding to feedback, dealt with any surprises quickly, and generally made the project as easy for us as possible. Zenith just finished our remodel of our 1940s house in Beaverdale. We are so very excited to have our new forever home. The designer Amy made the the design process so much fun. Respecting the house and not trying to make it something it is not. It is now more modern and functionable while keeping some of the original gems of the house. Our wood floors were saved and look gorgeous along with original tile in bathroom and door hardware. As with any remodel things do not always go as planned, but the team at Zenith were always there to take care of us. A big shout-out to Zenith for standing behind their work with their warranty program. When an issue developed with the new tile floor in our main bathroom several months after installation, and relatively simple fixes didnt solve the problem, they replaced the entire floor at no cost to us. It was a lot of work for them—taking everything out of the bath, tearing up the old floor, laying new tile, and putting everything back together—but they coordinated it so we were without our bath for only a few days. Special thanks to Vic, Chuck, and Avian from Zenith (I know Im missing a name or two), and Simon the tile guy for all their great work. Weve done two big projects with Zenith so far (interior and exterior) and are so glad we chose them.

Amy created a layout that exceeded our goals for our basement project and her materials expertise helped the new space blend into the original house seamlessly, including tracking down the flooring which had been long discontinued so we could use it in the bathroom. Vic and Jon were instrumental in ensuring people knew where they were supposed to be, when, and managing the overall project. Additionally, Jon was our liaison throughout the construction process, and we appreciated that we could trust him to proactively keep us abreast of timeline and progress updates and help us navigate any questions we had. We are very happy with the job Zenith did recently for our home remodel. Our interactions with every staff member were always pleasant from the very first meeting to our last, and we were especially impressed with their commitment to customer service and satisfaction. Nicholas and Jessica worked with us initially to find a design that fit within our budget, and we were thankful for Laurens helpful design suggestions and ideas. Once the project began, there were a couple of hiccups (specifically, in regards to the painting), but Matt Garcia went above and beyond to remedy this issue for us. Aside from that, the project went by smoothly and we want to thank our project manager Mike for that. We also enjoyed getting to know many of the other team members throughout the duration of the project, who always seemed genuinely happy to be there and cared about the job they did. Chuck, in particular, took great pride in his work and was always happy and willing to address any questions or requests we had. We love our new home and certainly wont hesitate to contact Zenith again for any projects we may have in the future.

We worked with Zenith on a bathroom remodel in our 1950s mid-century home – looking to add some character and improvement upon an outdated (not original) full bathroom. The consideration of how we use our home – as well as our cats! – alongside provided inspiration photos was reflected almost immediately in the design process (did YOUR designer put your cat in your renderings?!). Lauren, our designer, truly helped turn our wants (and the didn’t-know-we-could-do-that’s) into reality! Jon was incredibly helpful with the day-to-day stressors and schedules, and attentive to things that needed to be handled or amended along the way. We sincerely appreciate the team for their attention to what we were trying to accomplish. While home remodels rarely feel fun” in the process, the result more than exemplifies the FUN we were looking to incorporate into our home. We could tell that our home and this project was important to them, too – and that really made this an overwhelmingly positive experience. Also, shout out to Keith for his awesome custom cabinetry (and cat hideaway).

We did a whole house remodel that was originally designed and built by my parents. The changes were in our heads. We shared with Jessica Bailey, and she started the process off, getting the Matterport photos of my Childhood home and walking us through the process. Our Designer, Julieta Linhart, went to work creating a beautiful design and assisting us in selecting all our finishes and materials. The construction process was managed by Jay Street, which his constant pursuit of detail was so comforting. Ian Brandt, production manager, told us at the beginning there will be highs and lows, and there were. But the lows were always managed, then corrected with great detail, passion, and care. The whole process has left us overwhelmed with joy. My childhood home has been turned into my wife and my dream home. It was all because of the care and passion of the entire Zenith Design + Build team!!!!
