Clive Country Club Neighborhood Kitchen & Main Living Remodel
Simple layout and design changes making a big impact
Meet The Daniels
This young family purchased their home three years ago in a great neighborhood and has been steadily working to make it more functional and beautiful for their growing family. After renovating three bathrooms, they turned their attention to the kitchen, which was still in its original 1990s condition with laminate countertops, outdated tile floors, and builder-grade honey oak cabinetry. With a six-month-old baby, they needed a clean, functional, and updated space to suit their lifestyle. They also wanted to make smart design decisions that would maximize resale value in 5–10 years when they plan to move. Zenith Design + Build became their trusted partner in creating a kitchen that is both a solid investment and a warm, practical space for their family.

The Daniels' Remodeling Project Scope
The family’s priorities focused on creating a modern, functional kitchen while staying within a budget. Their key goals and updates included:
- Kitchen Layout & Functionality: Keeping the same general footprint to control costs while optimizing storage and flow. This included removing the outdated desk area to add a pantry, which the home lacked, and accommodating all-new appliances, including relocating the microwave for better functionality.
- Design Updates: Replacing the laminate countertops with new, durable materials, updating the tile floors with LVP for a clean and cohesive look, and adding a custom hood vent and backsplash to elevate the kitchen’s style. They loved the idea of longer cabinets that sit on the countertop for additional storage and visual appeal.
- Lighting: Removing the bulkhead and its standard track lighting, replacing it with recessed canned lights for a clean, modern feel. They also considered pendants over the peninsula and a sconce above the window for added character and task lighting.
- Connected Spaces: Improving the connection between the powder bath and laundry room to address space issues, relocating the powder bath entrance from the kitchen to the living room for better privacy and flow.
- Investment & Resale: While this isn’t their forever home, they wanted the updates to reflect a smart investment that would meet their family’s needs for the next 5–10 years and appeal to future buyers.
Project Challenges
The existing layout of the laundry room and powder bathroom was not functional for the family, with poor accessibility from the main living spaces. To address this, we reimagined the layout to improve flow and usability, creating a more practical and cohesive design.
Additionally, the family wanted wood beams added to the living space for aesthetic appeal, but traditional wood beams would have required extensive drywall removal to install wood backing for their weight, increasing costs. To solve this, we opted for Fypon/faux beams, which are much lighter and, when stained, achieve the same wood-like appearance. This approach provided the desired look while staying within budget and minimizing disruption.
We used Zenith to design and renovate our kitchen, laundry/powder room, and staircase. Jess initially made us feel so comfortable and like Zenith would be the best fit for our project. We couldn’t have been happier with our designer Lauren who helped bring our vision to life with her expertise. Our project stayed on track and within our budget thanks to our project manager, Jon! Zenith has a great team, does great work, and was always extremely professional and kind. We would recommend them over and over for any of your project needs, and would use them again in the future!
